Marquis Residences and RockResorts’ Tempo Miami Announces Flexible Extended Stay Program

Miami’s Most Notable Downtown Full-Amenity Condominium & Luxury Hoteloffer owners rare added-value option to live in, or rent out, high style turn-key homes

A Marquis Residences Luxury Condo

Miami, FL- May 2, 2011- Miami real estate’s premier name in luxury is announcing another reason to buy a home in its impressive condominium. Marquis Residences and the Tempo Miami hotel are joining forces for a new program that offers unprecedented flexibility in the downtown Miami real estate market. The collaboration will introduce an extended stay program to the prestigious property. Advance news of the program has already drawn interest from both current owners and potential buyers.

A growing trend in the Miami real estate market, extended stay programs provide flexibility for those who not only want to own a luxurious Miami home-away-from-home, but who also want to be able to rent their condominium for short periods of time.

“Even though these extended stay rental programs have become more common, they are still rare in most high-end locations, like Marquis Residences and Tempo Miami,” says Wendy Marks Pine of Cervera Real Estate and sales director at Marquis Residences. “We’re taking advantage of an incredible opportunity, one that allows us to provide every available option and value-add to our residents.”

Those who participate in the extended stay rental program will move into condos furnished with TUI Lifestyle’s high style turn-key packages, which are installed within 72 hours after client consultation. The décor packages include everything from custom-made furniture, window treatments, artwork, decorative accents, mattresses, cookware, flatware, music compilations, scented candles, fresh flowers and bath essentials.

One aspect of the program allows owners to rent out their residences to extended stay guests. Contracts are for a minimum of 30 days. According to Ryan Roche, hotel manager at Tempo Miami, residents are enthusiastic about the program. “The incentive for owners is obvious,” Roche says. “For some, their Marquis home is their second home; this program will help them offset some expenses while they are not in Miami.”

The program also gives travelers to Miami a new, attractive option. “Frequent travelers, those in town for business, and people looking to relocate to Miami can now live in a large, gorgeous residence with access to unparalleled hotel amenities, right in the downtown area,” continues Roche.

Marquis, designed by internationally acclaimed architects Arquitectonica, has recently reached the 60 percent sold threshold. Located at 1100 Biscayne Boulevard, the 292-unit, 67-story building is just minutes from Miami International Airport and sits at the crossroads of Miami Beach and the arts and entertainment district. Residents of the development know that Marquis offers more than just a fabulous location, it also offers top tier amenities such as an 8,000-square-foot spa and fitness center overlooking Biscayne Bay, a sky pool deck located on the 14th floor and private balconies with city and bay views.

Most of the homes at Marquis feature private elevator access and all residences come replete with European gourmet kitchens furnished with Viking stainless steel appliances. Bathrooms are styled with exclusive Sand Studio master baths and Duravit Starck water closets, bidets and double sinks.

Because the 70-suite Tempo Miami is situated on the tower’s first 14 floors, residents and extended stay guests of Marquis can take advantage of the five-star hotel services provided by RockResorts. Services include concierge, security, valet, housekeeping and room service. Residents also have access to the chic Amuse Restaurant & Lounge – serving organic, locally sourced, seasonal foods.

Marquis is only a 10-minute drive to South Beach and just across the street from the new Miami Art Museum slated to open in 2013, the Adrienne Arsht Center for the Performing Arts and the American Airlines Arena – home to the Miami Heat. It also stands in the heart of Miami’s annual art, cultural and entertainment festivities including the Miami International Boat Show, the Miami International Film Festival, International Food & Wine Festival and Fashion Week of the Americas.
